History of the Area: In 1999, there were three different builders, three different designs and 287 homes were built. Historically, the area was inhabited by buffalo on the open land, which was owned by the Irvine Company. When the neighborhood was built, it changed to a Newport Beach address.

Community Features/Amenities/Special Events: There is a private residence park featuring a Junior Olympic-size swimming pool. There is a wading pool, tot play lot, lighted tennis courts and a barbecue area. The beautiful common areas are professionally landscaped. There is also a Bonita Canyon competitive swim team for varying abilities and kids of all ages. Special events include an annual Easter Egg Hunt, 4th of July celebration with firemen and an In and Out burger truck. Music fills the air and they serve cotton candy and show old-fashioned family films. Halloween is a great neighborhood event, where so many people get involved. In fact, several homes where the residents work in the entertainment industry feature Hollywood level haunted houses.

Why You Love Living Here: Mehdi and Nooshin Khosh don’t know where to start. There are several reasons: kids can ride their bikes, because there’s no hills. It’s a very warm, friendly and inviting neighborhood, where people are really down to earth. The location is absolutely fantastic. The school bus comes inside the gate, and we live just five minutes from Lincoln Elementary and CdM Middle and High School, as well as right near restaurants, shops, Fashion Island, entertainment and the beach.

 

Current Market Activity:

Three builders – Taylor Woodrow: average per square feet was $450. California Pacific Homes: $538 average per square foot, but sold for $504 per square foot. Standard Pacific Homes: sold $496 average per square foot, from January 1, 2010 to the present. Bonita Canyon listing prices currently range in price from $1.5 to $2.8 million. There was only one short sale within the last four years. There are two active listings for Taylor Woodrow homes; one is 4,649 square feet and one is 4,430 square feet. There are five other active listings in the Madison section that are California Pacific Homes. They range in size from 2,500-3,500 sq. ft. with listing prices from $1.498 to $1.849 million.
