History of the Area: This condo development was designed for single professionals and residents with second homes.

 

How the Community Has Evolved: More and more young families are moving into the area especially because of the excellence of the Newport-Mesa Unified School District

 

 

Community Features/Amenities/Special Events: Hammock Garden, a community heated pool and spa, barbecue, putting greens and Zen gardens are among Ziani’s special amenities. The community won awards for its landscape and architectural design. The pool is a wonderful tranquil place to spend summer afternoons and evenings. We have had several parties in the community clubhouse (private parties), as well. The neighborhood is located near Newport Coast Shopping Center, the California State Wilderness Park and the Newport Coast View Park. There are several parks in walking distance from the development.

 

Why You Love Living Here: There is definitely a community atmosphere in Ziani.  People walk their dog and you can see kids playing throughout the neighborhood. The landscaping is some of the best in Newport Coast condo developments.

• There are only four homes currently available for sale. Home prices range from $750,000 – $1.1 million. The lowest priced listing is a two bedroom, two bath 1,622 sq.ft. home built in 2003. It is listed at $750,000. The highest priced listing is a four bedroom, four bath with 2,279 sq.ft. built in 2004. It is listed at $1,069,000. The average price per sq.ft of these four homes is $453.60.

• There is one backup offer. This two bedroom, two bath 1,622 sq.ft. home was built in 2004 and is listed at $755,000, with an average price per sq.ft. of $465.47.

• There have been five recent home sales. The least expensive was a two bedroom, two bath with 1,610 sq.ft. that sold 5/11/21011 for $710,000 with an average price per sq.ft. of $440.99. The most expensive was a three bedroom, four bath with 2,194 sq.ft. that sold 3/31/2011 for $950,000, with an average price per sq.ft. of $433. These home sales occurred between 3/31/2011 and 5/30/2011.
