Introduction to the enclave: Newport Shores is a beach community located on the westside of Newport Beach, right across from Coast Highway. There are approximately 440 homes located in here. There is a highly sought-after locale, due to its proximity to the beach. People reside in Newport Shores for the lifestyle. Enjoy a day at the beach, walk to the River Jetty which is a very popular surf spot, ride your bike, or take off for a run down to Newport or Huntington Beach Pier.
Bordered By: Coast Highway is to the west, the bridge to Huntington Beach lays to the north, Canal Street is the eastern border and 61st Street is on the south.
Views: Newport Shores has a canal which surrounds the community, and many of the homes are located right on the water. The homes located on Canal Street face west and enjoy spectacular sunset and canal views. The homes located on 62nd Street enjoy the morning sunshine and a beautiful foliage view.
Homes: The homes in Newport Shores were originally built in the 1960s, although many of them have been updated and remodeled. Originally, there were both one- and two-story floor plans. There were also many A-frame style homes, and many of those still exist.
Community Features/Amenities/Special Events:
Newport Shores has a community clubhouse for social events, a tennis court, a sand volleyball court and a basketball court. There are two parks: one is on 61st Street, and the other is located at the clubhouse and pool area at 8 Canal Circle. Additionally, there are barbecues available for residents. Newport Shores recently had utilities put underground. It has community events throughout the year, and an annual fourth of July parade, when residents enjoy dressing up their kids, dogs, and themselves to parade around the neighborhood. Following the day’s events, there is a barbecue for socializing with friends and neighbors. Also, there is also the annual Holiday Home Tour in December where four families have their homes on tour to celebrate the holiday season, and raise money for the troops overseas.
Some of the other events include an Easter egg hunt, Labor Day barbecue, and a Halloween parade. Newport Shores truly is the essence of a community.
There is an abundance of wildlife including raccoons, skunks and coyotes. When I moved in 9 years ago, there were four geese that resided in the Canal and were very friendly. They are no longer living there, however we do see swans which are beautiful, ducks and many other birds. There have been some unusual creatures in the Canal as well – a seal, rays, and small sharks.

There were nine sales in 2010 in Newport Shores with an average sales price of $758,000. The sales prices ranged from $650,000 for a fixer, to $980,000 for a four- bedroom home on a larger lot. The average price per square foot for the sold properties in 2010 was $500.97. There were no sales above $1,000,000 in Newport Shores in 2010.
Currently, there are six active listings in Newport Shores ranging in price from $598,900 (which is a short sale on leased land) to $1,299,000 for a home located on the Canal. Three of the active listings are standard sales.
There are three properties in back-up status, a short sale at $875,000, an REO at $918,000 and a standard sale at $1,100,000.
The average listing price for a home in Newport Shores is $855,600, with an average price per square foot of $465.76.
