Views: Some of the homes have the most exciting views of the bay and Pacific Ocean.

Homes: There are 449 condo homes in Villa Balboa and Seafaire. There are a few typical floor plans in the community. The 2 master plan is approx. 1,320 square feet with two bedrooms and two baths attached to each bedroom. Another plan is a two-bedroom with den around 1,730 square feet. The one bedrooms are typically around 950 square feet and the bachelor’s floor plan is approx. 640 square feet.

How the Community Has Evolved: Villa Balboa and Seafaire were built in several phases from 1979 to 1990.

Community Features/Amenities/Special Events: The community enjoys swimming pools, spas, a clubhouse, an exercise room and tennis courts. Automobiles are housed in security-gated subterranean garages with assigned parking and private storage areas. There is a security entrance at Superior Avenue and iron rolling gates to each parking garage. The community is an easy five-minute walk to the beach and the bay.

Current Market Activity:
Currently, there are three active listings; two are in Villa Balboa, one is in Seafaire. Located at 260 Cagney Lane #112 in Villa Balboa with an ocean view, this 894-square-foot condo has one bedroom and one bath. Amenities include large windows, a spacious patio sun deck and hardwood floors. Built in 1984, it is listed at $450,000. HOA dues are $285/month.

Located at 950 Cagney Lane #101 in Villa Balboa is a highly desirable corner unit. This two-bedroom, two bath has a fireplace in the large living room. There’s an inside laundry, with an upgraded kitchen and baths. Amenities include a patio and hardwood floors throughout. Built in 1979, it is listed at $375,000 with a price per square foot of $419.46. HOA dues are $300/month.

Located at 230 Lille Lane #208 in Seafaire, there are stunning ocean, sunrise/sunset, pier and city lights views. This 1,110 square-foot two-bedroom, two bath has an inviting open floor plan, a living room with a fireplace and floor to ceiling windows. Built in 1989, it is listed at $649,000 with a price per square foot of $584.68. HOA dues are $293/month.

There is also one back-up offer on a two-bedroom, two bath with bay, Catalina and city lights views in Villa Balboa.

Eight condos sold between July 2010 and February 2011. Six were in Villa Balboa and two in Seafaire. They ranged in price from $284,000 for a one-bedroom, one bath to $1,050,000 for a three-bedroom, three bath with panoramic ocean views. They ranged in days on market from 8 to 261.
