First Team Estates® agent Karen Marston loves living in Ziani
The gated community of Ziani offers a variety of wonderful community features, views, and activities for people of all ages who enjoy the California lifestyle. Views vary from home to home, but the neighborhood is homogeneous in outlook, style and affability. Front western homes feature a wide ocean view, northern properties look into an evening valley of jewels hovered by Saddleback Mountain, and south-facing townhomes enjoy a nearby year-round putting green, plus immediate access to Coastal Peak Park and Laguna Coast Wilderness trails.
Bordered By:
Located at the top of Ridge Park Drive on the northern tip of Pacific Ridge, Ziani is bordered by Crystal Cove State Park to the south, Turtle Ridge and Bommer Canyon to the north, Laguna Coast Wilderness Park to the east, and the City of Newport Beach to the west.
Views:
This quiet little community presents panoramic views of Catalina Island sitting in the glistening Pacific Ocean, the winter snow-capped Saddleback Mountain, and the famed Laguna Wilderness. Walking the grounds of Ziani—a favorite activity of most residents—leads to spectacular views in all directions. Various “free space” areas—some with shale-stone benches, some with hammocks for two—provide spectacular views at morning, afternoon and evening.
Homes:
The meticulously detailed Tuscan-styled architecture of Ziani—rich with tall and slender Italian cypress—features clusters of auto-courtyards resembling the seminal settings of European theatre and squash games. These 168 attached homes—built during the growth years of 2003-2004—use seven unique floor plans to offer residents a spectacular place to call home. Coming and going through the impressive gated entry, you are at once energized and relaxed.
History of the Area:
Ziani combines the past and present. The adjacent Laguna Wilderness area is untouched, nearby beaches are home to California’s first surfing communities, and movies have been shot in the neighborhood since the 1930s.
How the Community Has Evolved:
In the less than ten years since ground-breaking at Ziani, development is not only complete, but community additions have sprung up. Two new parks, Coastal Peak Park and View Ridge Park, plus the Newport Coast Community Center, now provide residents of all ages with an abundance of activities and programs from outdoor sports to card games.
Community Features/Amenities/Special Events:
Centrally located within Ziani are the pool, spa, and clubhouse complete with several private cabanas, barbeque and covered patio for dining. Sunset viewing/sitting areas are sprinkled throughout the sidewalks adorned by lush flora that wind around the bluffs. The putting green and hammock garden surprise with delight. New Years Eve and the Fourth of July are time for fun, as firework displays throughout the county are visible. We have the perfect “backyard” for the free music concerts hosted by the city and local community associations at the nearby View Ridge and Newport Ridge Community parks.
Why You Love Living Here:
Our neighbors are Ziani’s main “treat.” When is the last time you knew your neighbors by name or said good morning or good evening to them? Ziani residents do this! We wave to each other in passing and have great conversations around the pool and spa. There is a strong sense of community with much diversity among the residents—including age, national origin, and profession. Children can play safely in the courtyards and there is always someone nearby to lend you a helping hand. Add to that the short walk to the Laguna Canyon Wilderness Park with hiking, biking and walking trails that lead to the ocean at Crystal Cove; that we start each day driving down the hill to an ocean view; and the fact that the climate can change from hour-to-hour in this hill-top location—what can we say? We’ve found an exciting—and sometimes mystical—place to live!
