Where Art Meets Real Estate:
Local Roots, Refined Taste, and Tenacity
with Julia Abel Schwier

You grew up in Laguna Beach, daughter of renowned architect Chris Abel. Does that give you an advantage in real estate?
Absolutely. I didn’t just study this market, I was raised inside it. I grew up understanding design, architecture, natural light, and the subtle differences between neighborhoods. That perspective gives my clients an advantage.
You have a background in dance and fine arts. How does that translate to real estate?
More than people realize. Dance taught me discipline, intuition, and how to read a room. Real estate is both art and science. You have to understand not just the property, but the lifestyle someone is searching for.
After more than a decade in the business, what keeps you motivated?
Every client is different. What feels perfect for one family may not work for another. I love helping people uncover what they truly want, sometimes before they can fully articulate it themselves.
Your repeat and referral business is remarkably high. What’s your approach?
I focus heavily on the details and truly showing up for my clients. Buying or selling a home is one of the biggest decisions people make, and I want them to feel supported long after the transaction closes.
You specialize in Laguna Beach, Dana Point, and Laguna Niguel. What makes these markets special?
Each community has its own personality and rhythm. Hyperlocal knowledge matters here because lifestyle is such a huge part of the decision-making process.
What do you wish more buyers understood?
That they’re not just buying a home, they’re buying a life and a community.
